Can I set an asking price by myself for my property?
Yes. We also provide you with the up-to-date market situation and records of recent sold prices of comparables to help you determine an appropriate asking price.
Can I sell my property even if I still haven’t paid off my housing loan?
Yes. It is possible to sell your property before finishing paying off your loan payment provided that you pay off it by the hand-over date.
How do I know the value of my property? how much does property appraisal cost?
We, HouseRep Tokyo, first visit your property to check the details before appraising your property by seeing it from multiple points of view such as market trend, investment perspective, property features, etc... Of course, we do the appraisal for free.
How long does it usually take to sell a property?
It depends on the location and the market situation but it usually takes 1 – 2 months to find a buyer, and It usually takes a buyer another 1 – 1.5 months to complete all the procedure of getting a home loan from a bank whilst cash purchase should only take a week or so. Listing agreement period is for 3 months and we try our best to find the best deal within the period.
What is Exclusive Right-to-Sell Listing agreement?
There are 3 different types and they are mainly about how the real estate agency is listing your property on the market.
Type 1. Exclusive Right-to-Sell Listing
This agreement allows a seller to contract with only one real estate broker. In return, the broker is obligated to provide a seller with marketing status report at least once a week. Also, a seller is not permitted to find prospective buyers through their own sources.
Type 2. Exclusive Agency Listing
This agreement also allows a seller to contract with only one real estate broker, and the broker is obligated to provide a marketing status report at least once every two weeks. However, the seller is permitted to find prospective buyers through their own sources.
Type 3. Open Listing
This agreement allows a seller to contract with as many brokers as you want. But the brokers are not obligated to provide the seller with any marketing status report. The seller is allowed to find prospective buyers through their own sources.
Does it cost to sign the brokerage agreement?
No, we do not charge any fee for signing of brokerage agreement. But we charge agent fee “(3% of the sold price + 60,000 yen) + tax” only when a sale is settled. All the expenses of advertisements, paper work, and other handling fees are included.
What sales activities does HouseRep Tokyo offer?
We first appraise your property to determine an appropriate asking price and strategise a marketing plan. And we start advertising your property over multiple platforms including social media, web portals, newsletter and our website. We also provide progress report regularly.
What kind of expenses are required and how much does it cost to sell a property?
The seller's expenses are basically “Stamp Duty”, “Agent Fee”, “Registration Fee of Ownership transfer / Mortgage Cancellation”, and “Survey Fee” (if needed). The total cost is more or less 4-5% of the sold price.
How much will the income tax be if I want to sell my property ?
The amount varies depending how long you own your property but the taxable amount is "sold price - all the expenses of obtaining and selling a property".
– Short Term Capital Gains = within 5 years : 39.63% of the taxable amount
– Long Term Capital Gains = over 5 years : 20.63% of the taxable amount
