Based on what we learnt about your property from the visit and our real estate market date, we will propose the best clauses for rent, deposit, key money, contract type, and the detailed renovation plan If we decide to go with it.
Marketing & Advertising
All the information about your property will be passed to our marketing team to discuss marketing strategy and create copy that delivers. In the meantime, our advertising team will photograph, take panorama shots for 360° VR tour, and film your property for room tour video in the best condition.
Before viewings, we turn the lights up, open windows to let in a breeze, set a comfortable temperature ensuring that it is kept in the best possible light and ready to be viewed. Application & Screening
Once we get the applicant, we will move on to the screening process. Prospective tenants will be gathered from our strong network of high-end trustful clients so there's no need to worry about any issues like late payments but our thorough screening and background check guarantees you the least chance of taking problematic tenants.
Signing and Move-in
This step might be a bit nerve wracking for you due to all paperwork written in Japanese that will be signed under Japanese law. But we will translate them all, create invoices on your behalf for the contract monies such as rent and deposits, and go through them with you. Also when a tenant finally moves in, we will do a move-in inspection to capture existing damages to distinguish any tenant damages newly caused, and hand over the keys.
Rent Collection and Tenant Support
During the tenancy, we will be the liaison between you and tenants who handles any unexpected troubles or property related claims promptly, whilst collecting rent from tenants and remit it to you. Our comprehensive tenant support establishes the good relationship with tenants, and that leads to high occupancy rate and long term benefits.
Move-out and Re-leasing
On the day a tenant moves out, we will carry out a move-out inspection and check if there are any tenant damage or issues that may require restoration work. To keep your property attractive to the tenant and minimise tenant turnover, we will appropriately draw up estimates for deposit deduction and handle the restoration to prevent your property from depreciating, and quickly fill the vacancy.
When a non-resident owner leases a property to a tenant upon corporate contract, a tenant is required to pay withholding tax (20.42% of rent) on behalf of the owner, which can be a huge deal breaker when people look for rentals under corporate contract.
We offer master lease/sublease which provides a solution where a tenant will be exempt from withholding tax.
