On the scheduled date, we will come pick you up by car at any place and time convenient to you, and take you to the properties. Not only will we explain all features of properties including ones that may be outside your preference so you're crystal clear about the conditions, but also on a car ride, we will introduce characteristics of the neighborhoods for you to see if you can picture yourself living there. Throughout this step, we will convey every piece of information we would want to know if we were the tenant in full transparency. And shall do this step as many times as you wish until you find the one.
Application & Negotiation
Previous 2 steps we put as much time as needed but this step we have to be quick. Putting in an application means to secure the property and no one else can take it. With over 10 years of experience handling both an individual and a corporate contract for foreign nationals, we will inform what documents and information are required from your side, and complete the application process in the shortest possible time.
Also any requests must be submitted along with the application. Although we have a lot of insider knowledge on the ins and outs of what tends to be negotiable, it still differs from owner to owner and we cannot guarantee 100% acceptance. But we will try out best to make the property even closer to your ideal.
Explanation of important matters & lease terms
Before sealing the contract, we will walk you through the lease terms and the disclosure statement of important matters meant to provide the material information you need to know. Official documents are in Japanese but we will explain referring to word to word English translation of the documents and make sure you fully understand all the clauses and they are not unfavourable to you. Initial payments may also be made at this stage.
Prior to move-in date
Once all the paperwork is done, it is time to prepare for move-in which can be very stressful and time consuming. But there's no need to worry, we will set up all utilities, take measurements and photos of the unit to help you purchase essentials like furniture and appliances, and even arrange for furniture lease if need be so your move is smooth and hassle free.
Move-in inspection and key hand over
Move-in inspection is essentially to check the condition of the unit and take records of existing damage which we will keep until move-out inspection so you won't be held accountable to pay for it when moving out. But we will also clarify what is considered "normal wear and tear", how "restoration to original condition" works, and any such concerns you should get rid of before starting your new life, and finally you will receive the keys from us.
Support during your stay
During your stay, we will provide exclusive tenant support. If you face any situation where communication with the landlord or management company is necessary, we will be the liaison or interpreter. When any equipment or facility responsible for the owner breaks, we will have them arrange for repair and get it sorted.
Move-out
In case you plan to move out, our inclusive service also covers full support on your move out procedure. We will submit a notice of contract termination (normally has to be submitted 1 or 2 months prior to the termination date), cancel utilities and schedule a move-out inspection. Based on the existing damage records from a move-in inspection, we will clarify how much will be deducted from deposit as restoration fees for what damages (if any), and make sure the deposit safely returns to you.
This is the end of the renting process but no matter whether you're moving to another place in Tokyo or you're leaving Tokyo, our relationship doesn't end, and we will always be there to support you.
